A few things worth knowing

What is stamp duty?

A tax due when you buy property above a certain price. England and Northern Ireland call it Stamp Duty Land Tax (SDLT), Scotland calls it Land and Buildings Transaction Tax (LBTT), and Wales calls it Land Transaction Tax (LTT). It's paid by your solicitor on your behalf, usually within 14 days of completion.

Do I pay more for a second home or buy-to-let?

Yes — an extra 5% in England/NI, an extra 8% in Scotland, and separate higher bands in Wales, on top of the standard tax. It applies even if you're only temporarily owning two properties, unless your old main home sells on or before completion.

Is this figure exact?

It's a close estimate based on current published rates, not a substitute for your solicitor's figure. Edge cases — shared ownership, non-UK residency, buying with someone who already owns property — can change the amount due.
